Brick Chimney Inspection & Repair

Chimney crowns are exposed to the elements and therefore periodically require maintenance. Cracks present in a chimney crown can make masonry susceptible to water damage. Repairing cracks soon prevents needing more serious repairs later.

Settlement Cracks

Settlement cracking is present in many homes even if the homeowner is unaware of it. Often these cracks occur in the first ten years of construction but can occur when extreme moisture or drought conditions present themselves. In most cases, cracks occur adjacent to the openings in the masonry veneer of a home like a window, door, or vent. Several types of cracks are: step cracking which typically occurs on the mortar joint; vertical cracks that run vertically and contain cracked brick; or horizontal in the mortar joint.

In some cases repointing, including brick removal and replacement, may be sufficient for remediation. In cases of more severe structural degradation, an engineered repair may be required.

Engineered Repairs

An engineered repair is when a structural engineer evaluates, analyzes, and stipulates the requirements for remediation.

Heli-Ties can be used in conjunction with repoint in order to satisfy the requirements for remediation according to a structural engineer's letter or report. 

Using the 40" Simpson Heli-Tie system in combination with a dual-bond epoxy a brick wall can be stablized.
